Waterproofing & Sealers

“Sealer,” “water repellent,” and “waterproofer” are often used as if they mean the same thing. They do not. Some products penetrate and make pores water-repellent while remaining vapor-permeable. Others form a visible film. Some masonry coatings are specifically tested to resist hydrostatic pressure. Choosing by the label on the front of the can is not enough.

Start With the Water Problem

Before choosing a sealer, identify what you are trying to stop. Wind-driven rain hitting an above-grade block wall is different from groundwater pressure against a below-grade wall. A driveway that stains easily is different from a slab transmitting moisture vapor from below. A clear paver sealer is different from a penetrating silane treatment even though both may be sold as “sealers.”

A Useful Technical Distinction

Euclid Chemical describes silane and siloxane products as penetrating water repellents that allow the substrate to breathe. Sika publishes the same general behavior for current Sikagard penetrating sealers. By contrast, current DRYLOK masonry waterproofers publish hydrostatic-pressure test results and much lower vapor-permeance characteristics. Those products solve different problems and should not be compared as if one were merely a stronger version of the other.

The Surface Blueprint Rule

Choose the water-management strategy first, then the chemistry. If bulk water, poor drainage, a leaking joint, roof/flashing defect, structural crack or below-grade pressure is the real cause, a surface treatment may be only one component of the repair.
