A coating does not bond to “concrete” in the abstract. It bonds to the surface that is actually there: clean or contaminated, porous or sealed, sound or weak, dry or moisture-loaded, smooth or properly profiled. Surface preparation is where many coating jobs succeed or fail.
Start With the Existing Surface
Before choosing a cleaner, etcher, grinder or coating, identify what is already on the surface and what has contaminated it. A previously sealed driveway, a chalky pool deck, oil-stained concrete and bare new concrete are different preparation problems.

The Surface Blueprint Preparation Rule
- Clean is not the same as profiled. Pressure washing can remove dirt without creating the texture a coating system requires.
- Etching is not stripping. Acid reacts with exposed cement paste; it does not reliably remove paint, oil, curing compounds or many sealers.
- Grinding is not automatically required. Some consumer coatings expressly allow chemical etching on suitable bare concrete. Follow the exact product system.
- Dry-looking concrete can still be a moisture problem. Moisture testing and drainage conditions matter before low-permeance films are applied.
- The weak layer controls the bond. A new coating attached to loose old paint, laitance or contaminated concrete is only as durable as that weak layer.
ICRI Guideline 310.2R treats surface preparation as a selection process based on substrate condition, the material being installed and job-site conditions. That is a better model than assuming one preparation method is best for every project.
