A garage-floor coating is not one product. It is a system built on concrete preparation, moisture conditions, primer or basecoat chemistry, decorative aggregate or flake, and one or more wear coats. The most useful question is therefore not “Is epoxy good?” but “What exact system is being installed on this exact slab?”

Start With the Slab, Not the Color Chart

Most coating failures begin below the decorative surface. Oil, old sealer, weak laitance, insufficient concrete profile, moisture vapor, cracks, and contaminated repairs can all interfere with adhesion. A glossy flake floor can hide those risks for a while; it cannot eliminate them.

  • Find out what is already on the slab. Existing sealer or coating can change the preparation plan.
  • Specify the concrete profile. Mechanical grinding is common in professional resin-floor systems because it exposes sound concrete and creates a repeatable profile.
  • Address moisture before coating. A surface that looks dry can still have moisture moving through the slab.
  • Write down the exact products. “Epoxy,” “poly,” “polyurea,” and “polyaspartic” are not complete specifications.

Why Florida Garages Deserve Extra Attention

Florida garages can combine warm slabs, high humidity, sudden rain, vehicles arriving with hot tires, and slab-on-grade moisture. Fast-cure products may become even faster to work with as temperatures rise. Sika, for example, publishes a roughly 10-minute pot life for Sikafloor 515 at 86°F and notes that high humidity shortens working and cure times. Those are reasons to measure conditions rather than assume a product behaves the same way all year.
