Preparing a Florida driveway for a coating is more than pressure washing it clean. The job is to leave sound, uncontaminated, sufficiently porous and properly profiled concrete that meets the exact coating manufacturer’s moisture and surface-preparation requirements.
A Practical Preparation Sequence
- Identify old coatings or sealers. Water beading, records, gloss and test areas can reveal that the concrete is not truly bare.
- Treat biological growth. Black mildew or algae often needs a compatible biocidal cleaner before pressure washing.
- Degrease oil and tire-contaminated areas. Do this before profiling so contamination is not simply spread around.
- Remove failing or incompatible films. A new coating should not depend on loose old paint or a sealer the new system cannot bond to.
- Create the required profile. Depending on the product, that may mean etching, diamond grinding or another mechanical method.
- Repair appropriate cracks and defects. Moving cracks and intentional joints are not the same as static surface defects.
- Remove dust and residue. Vacuuming after mechanical preparation is part of the bond preparation, not optional housekeeping.
- Check moisture and weather. Florida humidity, rain, irrigation and slab moisture can all shorten the safe application window.
- Test a small area when compatibility is uncertain. A test patch is cheap compared with stripping a failed driveway coating.
Why Pressure Washing Alone Is Often Not Enough
Pressure washing is excellent for removing loose dirt and rinsing cleaners, but it does not automatically remove embedded oil, old sealers, sound paint or curing compounds, and ordinary pressure washing may not create the concrete surface profile required by a resin coating. ICRI’s preparation guidance specifically separates cleaning from profiling and removal methods.
Etch or Grind?
There is no universal answer. Behr and Rust-Oleum publish consumer systems that use cleaning and chemical etching on suitable bare concrete. Sherwin-Williams’ current concrete-preparation guidance recognizes acid etching, grinding and light shot blasting as ways to produce profiles for certain thin-film systems. If old paint or sealer must be removed, mechanical preparation generally has a different job to do than etching.
Florida Moisture Check
A driveway may look dry after a sunny afternoon and still contain moisture or receive vapor from below. Follow the coating manufacturer’s moisture-test requirements rather than substituting a generic waiting period. If a plastic-sheet or other screening test indicates moisture, investigate the source before applying a film that may blister or delaminate.
