A sealer is not automatically beneficial just because concrete or masonry is porous. If the surface is wet, contaminated, efflorescing, carrying an incompatible old coating or still moving, sealing can conceal the diagnosis or create a new failure layer.
Do Not Seal Over an Unresolved Moisture Source
Persistent darkening, active efflorescence, blistering coatings, water entering cracks or measurable moisture problems deserve investigation first. A sealer may change evaporation without stopping the source of the water.
Do Not Seal a Dirty or Contaminated Surface
Oil, grease, biological growth, tire residue, curing compounds, waxes and incompatible old sealers can interfere with absorption or adhesion. On a film-forming system, contamination can become the weak plane that later peels. On a penetrating treatment, a previous coating may simply prevent penetration.
Efflorescence Is Information
Efflorescence means water has dissolved salts and transported them to the surface. Removing the visible deposit without asking where the water came from can lead to a repeat problem. CMHA guidance on concrete pavers similarly treats efflorescence and moisture conditions as preparation issues before sealing.
Do Not Use a Film to Hide Structural Movement
A clear sealer will not stabilize a settled driveway, moving pool deck or vertically displaced crack. Correct structural/support conditions before spending money on a decorative finish.
New Concrete May Have Its Own Timing Rules
Fresh concrete, overlays and repair materials can have cure-time and moisture requirements before sealing. Some products are specifically designed as curing-and-sealing compounds; others are not. Follow the exact product and substrate-system instructions instead of assuming one generic 28-day rule applies to every sealer.
Before You Seal, Answer These Five Questions
- What exactly is already on the surface?
- Is the substrate dry enough for this product?
- Is efflorescence or moisture still active?
- Is the concrete structurally stable?
- What does the technical data sheet require for cleaning, profiling and application?
