Can Masonry Waterproofing Paint Trap Moisture?

Yes, a low-permeance masonry waterproofing coating can reduce vapor movement through a wall—but that does not automatically make the coating wrong. Some products are intentionally designed to do exactly that. The important question is whether the wall assembly, water source, drainage and coating specification make sense together.

Why Homeowners Hear “The Wall Needs to Breathe”

Porous masonry can contain moisture from rain, groundwater, capillary absorption, condensation, leaks or construction moisture. If a coating substantially reduces vapor transmission, the drying path changes. That becomes a problem when significant moisture continues entering the wall from somewhere the coating did not correct.

But Some Waterproofers Are Intentionally Low-Perm

Current DRYLOK Original and Extreme data describe the cured coatings as semi-impermeable with vapor permeance below 1 perm and publish hydrostatic-pressure resistance. Those are not accidental side effects; they are part of the intended waterproofing function. The mistake is assuming that because a product is rated to resist pressure, it automatically fixes the source of every moisture problem.

A Penetrating Water Repellent Behaves Differently

Silane/siloxane treatments are generally selected when the goal is to reduce liquid-water absorption while preserving vapor permeability. That can be attractive on above-grade brick, block, stucco or concrete where the wall needs to dry but rain absorption is contributing to wetting.

The Questions to Answer Before Coating

  • Where is the water entering?
  • Is the wall above grade or below grade?
  • Is water pressure acting from behind the coating?
  • Are drainage, gutters, grade, flashing and penetrations already corrected?
  • Does the product allow application to the existing substrate and moisture condition?
  • Will the assembly still have a practical drying path?

Do Not Diagnose by Peeling Paint Alone

Bubbling, peeling and efflorescence can indicate moisture, but they do not identify its source. The investigation should come before another coat of paint. In Florida, wind-driven rain, stucco cracks, window/door openings, roof-wall interfaces and irrigation can all wet walls from the exterior.
