Silicone vs. Acrylic Roof Coatings in Florida: Which Makes Sense?

Silicone and acrylic can both be legitimate roof-coating chemistries in Florida, but neither is automatically “best.” Silicone is often attractive where rain exposure, persistent wetting, or ponding-water resistance are major concerns. Acrylic systems can offer strong reflectivity, vapor permeability, broad substrate options, and well-established restoration specifications. The correct choice starts with the existing roof, drainage, moisture condition, old coatings, and the exact manufacturer system—not the chemistry name on the bucket.

For a Florida roof with meaningful ponding-water exposure, a silicone system that is specifically rated for permanent ponding can be a strong candidate. For a roof with positive drainage, an acrylic restoration system may also be appropriate and can be easier to work with in some applications. But the product data sheet, substrate compatibility, adhesion testing, repair details, required film thickness, and warranty specification control the decision.

Why Florida Changes the Comparison

Florida combines intense ultraviolet exposure with frequent rain, high humidity, wind-driven weather, and short application windows during the wet season. A roof coating therefore has to do more than look reflective when it is first installed. It has to bond to the existing roof, tolerate the roof’s drainage conditions, survive repeated wetting and drying, and cure under the weather conditions available during installation.

That is why generic advice such as “silicone is waterproof” or “acrylic is cheaper” is not enough. Current commercial and residential product families include different primers, base coats, reinforcement, seam treatments, application rates, and warranty assemblies. Products within the same broad chemistry can have different limitations.

Silicone: Where It Has an Advantage

Current silicone roof systems are commonly marketed for weathered low-slope roofs because the cured coating can form a seamless membrane with strong UV and water resistance. Gaco’s current S42 silicone line, for example, is described for renewing sound weathered roof substrates and explicitly states that the system can withstand permanent ponding water. That is a meaningful distinction on a roof where water remains after rain.

But “handles ponding water” does not mean “fixes bad drainage.” Standing water can still point to blocked drains, inadequate slope, structural deflection, low spots, or wet insulation. A coating specification may tolerate the water while the underlying drainage problem still deserves diagnosis.

Acrylic: Where It Can Make Sense

Acrylic roof coatings remain a substantial professional category rather than a bargain substitute for silicone. Henry’s current Pro-Grade 280, for example, is a water-based 100% acrylic restoration coating listed for properly prepared asphalt, modified-bitumen, selected single-ply, metal, concrete, and polyurethane-roof substrates. Some acrylic coatings are also intentionally vapor-permeable. The Ponding-Water Shortcut Is Too Simple

Some modern acrylic systems include components marketed for enhanced ponding-water performance, while some roof assemblies should be corrected or replaced regardless of coating chemistry. The product-specific system matters more than the category stereotype.

Existing Coatings Can Decide the Job

A roof that has already been coated is not a blank substrate. The new system is bonding to whatever is already there. Loose acrylic, aged aluminum coating, poorly adhered silicone, asphalt bleed-through, contamination, and multiple generations of patching can all change the preparation plan.

Ask for an adhesion test when the manufacturer calls for one, and ask the contractor to identify the existing roof and coating rather than simply promising that the new material “sticks to everything.” A coating can adhere perfectly to an old layer that is itself poorly attached to the roof.

Compare Systems, Not Buckets

  • Existing roof: modified bitumen, BUR, metal, single-ply, foam, concrete, or another assembly?
  • Roof condition: sound and weathered, or already failing?
  • Drainage: positive drainage, occasional puddles, or persistent ponding?
  • Moisture: has wet insulation or trapped moisture been investigated?
