Roof Coating Testing: Adhesion, Moisture, Film Thickness and Reflectivity

“Roof coating testing” can mean two very different things: laboratory testing of the coating product and field testing of the actual roof before restoration. A product can have impressive reflectivity, weathering or approval data and still fail on a particular building if the existing roof is wet, weak, dirty or incompatible. Good restoration work therefore tests both the product and the substrate.

The Four Tests Homeowners Should Understand

  • Adhesion: will this exact coating system stay attached to this exact existing roof?
  • Moisture: is water already trapped in the roof assembly that should be removed or repaired before coating?
  • Film thickness / coverage: was enough material actually installed to create the specified system?
  • Product performance: what do standardized laboratory ratings actually measure—reflectivity, emittance, tensile properties, weathering, ponding resistance or something else?

1. Adhesion Testing: Will the New Coating Stick?

Manufacturers commonly require an adhesion test or test patch when a roof is being restored over an existing membrane or coating. Gaco’s published adhesion-test procedure recommends testing before bidding and selecting areas that represent different exposure or degradation conditions. Henry restoration specifications likewise call for adhesion verification before proceeding on many existing roof surfaces.

There are several ways adhesion can be evaluated. ASTM D4541 describes portable pull-off testing for coatings on metal and other rigid substrates, while ASTM D7234 addresses pull-off adhesion of coatings on concrete. Manufacturer field procedures may instead use peel tests, test patches or other specified methods. These methods do not produce interchangeable numbers; the important point is that the contractor follows the method required for the proposed system and records the result.

An adhesion failure also tells you where the weak plane is. If a new coating sticks strongly to an old coating but the old coating releases from the membrane underneath, adding another coat has not fixed the actual weak layer.

2. Moisture Testing: Is the Roof Dry Enough to Preserve?

A restoration coating should not be used to bury substantial wet insulation or deteriorated roofing. Moisture surveys can use infrared thermography, electrical/capacitance methods, nuclear scanning, core cuts or combinations of methods depending on the roof and specification.

Henry’s published Florida project profile for an existing coated roof describes both a moisture survey and an adhesion test before restoration. The survey identified localized wet areas that could be removed and repaired rather than assuming the entire roof was suitable because the surface looked intact. Gaco Florida case studies similarly describe finding moisture, repairing affected material and addressing blisters before installing the coating system.

3. Wet-Mil and Dry-Film Thickness: Was Enough Coating Installed?

Liquid-applied roofing is specified by coverage rate and/or finished film thickness. A contractor can make a roof look uniformly white while still installing less material than the specification requires. During application, a wet-film gauge is a simple quality-control tool for checking wet mil thickness. Material quantities and roof area provide another cross-check.

This is one reason “two coats” is not a complete specification. Two very thin coats may contain less material than one properly specified pass. Ask for the manufacturer’s required gallons per 100 square feet or square feet per gallon, the target wet/dry film thickness, and the actual amount of product used on the project.

4. Reflectivity and Weathering Tests: What CRRC Ratings Mean

The Cool Roof Rating Council (CRRC) rates roofing products for solar reflectance and thermal emittance. Accredited independent laboratories perform the approved measurements. Roof-product samples are then exposed outdoors for three years at approved test farms before aged ratings are established. CRRC also has specific thickness-testing requirements for liquid-applied roof coatings.

A CRRC listing is useful evidence about radiative performance. It is not a ranking, a waterproofing certification, or proof that the product will adhere to your particular roof. CRRC itself states that a rating does not mean the product is “cool” under every code or program and does not determine seasonal energy savings for a particular building.

Other Laboratory Tests May Answer Different Questions

  • Tensile strength and elongation: how the cured material stretches and resists rupture.
  • Accelerated weathering / UV exposure: how properties change under laboratory aging.
  • Water absorption or water-vapor behavior: relevant to some systems and substrates.
  • Ponding-water resistance: important for products marketed for roofs that retain water.
  • Fire, wind-uplift or assembly testing: may apply to complete roof systems and approvals rather than to the coating pail alone.

Do not combine unrelated test results into one generalized statement that a coating is “tested.” Ask what was measured and whether the result applies to the exact proposed assembly.

A Practical Pre-Coating Test Package

  • Document the existing roof type and any previous coating.
  • Map visible blisters, cracks, open seams, penetrations, rust, soft areas and ponding.
  • Perform the manufacturer-required adhesion test on representative locations.
  • Investigate suspect wet areas rather than coating over them.
  • Confirm required cleaning, primer and repair materials.
  • Record required application rate and target film thickness.
  • During installation, record product lot/quantity and wet-film checks when applicable.
  • Keep the final warranty specification and Florida approval/NOA documents when they apply.

Why This Matters in Florida

Florida adds intense UV, frequent rain, high humidity and narrow dry-weather windows. Those conditions make surface dryness, adhesion, cure conditions and drainage especially important. A strong laboratory data sheet cannot compensate for coating a damp roof at the wrong time or leaving wet material trapped underneath.
