Elastomeric vs. Acrylic Paint for Florida Stucco

“Elastomeric or acrylic?” sounds like a product-choice question, but on Florida stucco it is often a wall-diagnosis question first. A flexible high-build coating can bridge small cracks and resist wind-driven rain, while a conventional high-quality acrylic may be easier to maintain and more vapor permeable. Neither one repairs a failed wall assembly.

If the wall has active water intrusion, delamination, rot, or failed flashing, fix that before asking paint to solve it.

What the Stucco Industry Says

The Stucco Manufacturers Association’s 2024 guidance recommends selecting a vapor-permeable product made specifically for cement-based stucco. It says elastomeric coatings are an option but deserve careful review of long-term vapor drive, texture muting, and future maintenance. It also cautions against treating elastomeric as something that is automatically required to keep water out of properly applied cement plaster.

That guidance is useful because it avoids two oversimplifications: “elastomeric is always best in Florida” and “elastomeric never breathes.” Actual products vary.

Some Elastomeric Coatings Are Explicitly Vapor Permeable

BEHR Premium Elastomeric Masonry, Stucco & Brick Paint is one example of why category labels are not enough. Behr describes the product as a 100% acrylic latex, high-build elastomeric coating that bridges hairline cracks and provides a breathable film that releases moisture vapor. Sherwin-Williams Loxon XP is a different high-build masonry coating marketed for wind-driven-rain resistance, alkali resistance, and use on stucco.

The comparison should therefore be made using properties such as dry-film thickness, elongation, crack-bridging ability, water-vapor permeability, wind-driven-rain testing, substrate requirements, recoatability, and preparation—not merely “acrylic versus elastomeric.” Many elastomeric products are themselves acrylic-based.

When Elastomeric Can Make Sense

  • The stucco is fundamentally sound but has widespread non-structural hairline cracking that the selected product is designed to bridge.
  • The manufacturer documents the product for the specific stucco/masonry substrate and existing coating.
  • The wall assembly can tolerate the coating’s vapor-permeability characteristics.
  • The applicator can achieve the required wet and dry film thickness instead of stretching the product too far.
  • The owner accepts that future recoating and texture buildup may be different from a thinner conventional paint film.

When a Conventional Acrylic Can Make More Sense

  • The wall is sound and does not need a high-build crack-bridging film.
  • Vapor permeability and easier future maintenance are important.
  • The existing coating system is compatible with the proposed acrylic.
  • Cracks and joints will be repaired separately instead of asking the paint film to span movement.
  • The goal is a durable architectural finish rather than a membrane-like coating system.

Water Intrusion Changes the Question

If stucco is bulging, delaminating, soft, repeatedly cracking, or associated with wet sheathing or interior leakage, do not start with a paint recommendation. The source could be roof-to-wall flashing, windows, penetrations, joints, drainage, a water-resistive barrier, or another defect outside the coating itself.

This is especially important on framed stucco walls. Florida’s Residential code requires a water-resistive barrier behind applicable exterior wall coverings, integrated with flashing. A face coating can add weather resistance without becoming a substitute for the wall’s drainage and flashing system.

Film Thickness Is Part of the Product

A high-build coating only performs as tested when enough material is installed. Behr specifies two coats for optimal durability and a target finished dry-film thickness for its elastomeric product. Sherwin-Williams likewise publishes spread rates and coat requirements for its masonry systems. If a contractor prices elastomeric but applies it at ordinary house-paint coverage rates, the homeowner may not be getting the film the product literature describes.

Questions to Ask a Contractor

  • Is this stucco over concrete block, concrete, or framed construction?
  • What is the existing coating, and is it firmly bonded?
  • Which cracks are being repaired separately and which are expected to be bridged by the coating?
  • What exact product and primer/conditioner are proposed?
  • What wet-film and dry-film thickness does the manufacturer require?
  • What is the product’s water-vapor permeability or perm rating?
  • How does the system handle future recoating?
  • What evidence shows the water source has been corrected if there has been leakage?

Elastomeric is not automatically the “Florida upgrade,” and acrylic is not automatically too weak for stucco. The correct system is the one that matches the wall, the defects, the existing coating, the required film properties, and the manufacturer’s instructions.
